Section 32 – Documents Required

What documents do we need for the Section 32 Vendor’s Statement?

The following questions can help you decide what we need from you. Please provide all documentation by email as soon as possible.

Is it a standard, sale, conveyancing matter?
Is the property a unit?
Have you completed renovations in the last 7 years?
Was the property built in the last 7 years?

Is it a standard, sale, conveyancing matter?

A standard matter is a property that:

  • Is NOT part of a unit development
  • Is NOT affected by an Owners Corporation
  • Is NOT less than 7 years old
  • Has NOT been renovated by you as owner/builder in the last 7 years
  • Has NOT had any structural work done in the last seven years that exceeds $12 000 in total value

If so, we only require copies of the latest bills for water and council rates.

 

Is the property a unit?

If it doesn’t have common property we only need:

  • copies of the latest bills for water and council rates

If it has common property but no active owners corporation we need:

  • a copy of the occupier liability insurance in the name of the owners corporation, and
  • copies of the latest bills for water and council rates

If it has an active owners corporation we need:

  • an Owners Corporation Certificate*, and
  • copies of the latest bills for water and council rates

*We will need to order an Owners Corporation Certificate for each owners corporation associated with the property at $171.93 per certificate.

 

Have you completed any building work in the last 7 years?

If you did the work as an owner/builder we may need:

  • a copy of the building permit
  • an Owner Builder Defects Report (must be less than 6 months old)
  • Owner Builder Warranty Insurance (see BuildSafe for more information on this), and
  • copies of the latest bills for water and council rates

If a registered builder did the work we need:

  • acopy of the building permit
  • a copy of the Home Owner Warranty insurance (HOW), and
  • copies of the latest bills for water and council rates

 

Was the property built in the last 7 years?

If the work was done by a registered builder we need:

  • acopy of the building permit
  • a copy of the Occupancy Permit/ Final Inspection Certificate
  • a copy of the Home Owner Warranty Insurance (HOW), and
  • copies ofthe latest bills for water and council rates

If the work was done by an owner builder we need:

  • acopy of the building permit
  • a copy of the Occupancy Permit/Final Inspection Certificate
  • an Owner Builder Defects Report (must be less than 6 months old)
  • Owner Builder Warranty Insurance (see BuildSafe for more information on this), and
  • copies ofthe latest bills for water and council rates
